Landlords
If you are a landlord it is important that you ensure the safety of your tenants. Legislation can seem complicated. Landlords and Tenant Act (1985) required that electrical installations in all rental properties are safe when a tenancy begins and maintained in a safe condition throughout the tenancy.
Should a tenant be harmed due to unsafe electrics you could find yourself being prosecuted. It’s therefore important that meet legal obligations and keep your certification up-to-date. Don’t be tempted to use anyone other a registered electrician to carry out any electrical testing and inspection work.
Homeowners
BS7671 (17th Edition Wiring Regulations) recommend having an EICR carried out at least every 10 years. We can help you with Periodic Inspection Reports, Landlord Safety Report, Homebuyer Safety Test, Pre-purchase electrical surveys.
If you are renovating your home, maybe considering a new kitchen installation with new appliances, you may need an EICR to ensure that your electrical circuits and consumer unit can safely handle to any extra load. If you need advice don’t hesitate to call.
Electrical Certificates
Regulations stipulate that safety checks must be carried out after any minor electrical works. All our electrical work complies with the British Standard for electrical installations (BS7671) and we provide a Minor Electrical Installation Works Certificate after completing any repair work to confirm that the electrical work is safe.
Please ensure that you keep a record of any electrical work that is carried out in your property to confirm that your installation is safe should you ever come to put your property on the market.
Electrical Safety
Safety is paramount when it comes to working with electricity and you should always consult a professional electrician so that you do not put yourself or your family at risk.
Our electricians are properly trained and have the right qualifications to carry out electrical work safely and that meets current regulations.
All domestic electrical work, even DIY, should be checked by a qualified electrician and a minor works certificate issued. Please be aware that failure to do this could invalidate your home insurance policy.
We are more than happy to answer your questions about electrical safety, inspections and testing.
